BOARD OF ADJUSTMENT

LEGAL NOTICE 

 

PLEASE TAKE NOTICE, that at the Re-organization and Special meeting of the Township of Morris Board of Adjustment held on Monday, March 5th, 2026, at 7:00 P.M., in the Municipal Building, 50 Woodland Avenue, Township of Morris, the following action was taken:

 

Re-Organization Meeting:


Elected Chairperson – Paul Woodford

Elected Vice-Chairperson – Lee Goldberg

Appointed Board Secretary – Ryan Kurpat

 

Adopted formal resolutions in full accordance with the provisions of the Local Public Contracts Law, N.J.S.A. 40A:11-1, et seq., without competitive bidding, appointing the following professionals:

 

Board Attorney – Richard L. Oller, Esq.

Planning Consultants – Elizabeth Leheny, AICP, PP, Kate Keller, AICP, PP

Engineering Consultant – Joseph Vuich, PE, PP, CME

Traffic Consultant – John Jahr, PTP, TSOS

  

Adopted a formal resolution specifying that beginning March 1, 2026, all public notices, including those of all boards, commissions, and committees, will be posted on the Township website at www.morristwp.com in compliance with P.L. 2025, c.72. In addition, applicants shall be required to post notices of hearings in an eligible online news publication pursuant to N.J.S.A. 35:3-3 

 

Adopted the following formal resolution setting meeting dates for 2026, and January 2027: 

 

NOTICE OF SCHEDULED MEETINGS 

FOR THE YEAR 2026 AND JANUARY 2027

 

BE IT RESOLVED, that the Board of Adjustment of the Township of Morris, County of Morris, State of New Jersey, will meet to consider and act upon public business at 7:00 P.M., prevailing time, on each of the dates set forth below, for the year 2026 and January 26, 2027, in the Municipal Building, 50 Woodland Avenue, Township of Morris, New Jersey or via Zoom Platform:

March 23rd 

April 27th 

May 18th 

June 22nd 

July 27th 

August 24th 

September 28th 

October 26th 

November 23rd 

December 14th 

January 25th, 2027

 

BE IT FURTHER RESOLVED that additional meetings, if required, will be at the call of the Chairman with the proper notification, and

 

BE IT FURTHER RESOLVED that the Secretary is authorized and directed to:

 

a.)     Post said meeting schedule and maintain the same posted throughout the year 2026 on the bulletin board in the Municipal Building of the Township of Morris on Woodland Avenue;       

            

b.)     Publish a copy of the same on the Township of Morris website at https://www.morristwp.com 

 

SPECIAL MEETING:


BA-16-25, Edward Dwyer, Block 6502, Lot 26, 17 Spring Brook Road, RA-15 zone. Section C.  Adopted formal resolution of Approval thereby memorializing the action taken by the Board at the November 24, 2025 meeting.

 

BA-19-25, Carl Hess Block 4601, Lot 9, 529 Jockey Hollow Road, RA-130 zone. Section C. Adopted formal resolution of Approval thereby memorializing the action taken by the Board at the November 24, 2025 meeting.

 

BA-20-25, Jerome Brumby Block 9502, Lot 22, 32 Wyndmoor Drive, RA-15 zone. Section C.  Adopted formal resolution of Approval thereby memorializing the action taken by the Board at the December 8, 2025 meeting.

 

BA-21-25, Axel & Jacquelyn Oehlers, Block 8402, Lot 1, 10 Barberry Road, RA-15 zone. Section C.  Adopted formal resolution of Approval thereby memorializing the action taken by the Board at the December 8, 2025 meeting.

 

BA-04-25, 383 South Street, LLC, Block 7307, Lots 2 & 8, 383 South Street, RA-15 zone, Sections D & C.  A public hearing was held and carried to the April 27, 2026 Board meeting without further notice.

 

BA-23-25, Shaun and Nicole Freeman, Block 9403, Lot 2, 15 Nichols Road, RA-25 zone, Section C.  A public hearing was held and closed. The applicant was granted a front yard setback variance and expansion of a non-conforming structure. The Board attorney is authorized to prepare a resolution to be presented at the next Board meeting.

 

BA-24-25, Andrew and Kelly Gibbons, Block 6004, Lot 3, 9 Norwood Court, RA-25 zone, Section C.   Application carried to the March 23, 2026 Board meeting without further notice.

 

BA-26-25, Josef Messer, Block 4501, Lot 4.01, 286 Mendham Road, OS-GU (R130) Single Family zone, Section C. Application carried to the March 23, 2026 Board meeting without further notice.

 

BA-25-25, Knollwood Holding, LLC, Block 2906, Lot 11, 40 Knollwood Drive, RA-15 zone, Section C. Application carried to the March 23, 2026 Board meeting without further notice.

Application carried to the March 23, 2026 Board meeting without further notice.

 

All documents are deemed to be public record and may be inspected in the office of the Board of Adjustment located in the Engineering Department at 50 Woodland Avenue, Morristown, NJ during normal business hours, Monday through Friday.
